Methodology
Roof area is adjusted upward for pitch using a standard slope multiplier, converted to roofing squares (100 sq ft each), then priced using per-square material and labor ranges for your chosen material.
How this calculator works
Roofers price by the building's footprint area, not raw roof surface area, because steeper roofs have more actual surface than the ground plan suggests. This calculator adjusts your footprint area upward using a standard pitch multiplier (steeper roofs get a bigger multiplier), converts the result into roofing squares — the trade's standard unit of 100 sq ft — then prices those squares using a material-specific installed cost range that includes both materials and labor.

- Roof footprint area
- The building's footprint (ground-level roof outline) in square feet — not the sloped surface area, which the pitch adjustment accounts for separately.
- Roof pitch
- Low slope (flat to 3:12), medium (4:12–7:12), or steep (8:12+). Steeper roofs have more actual surface area per square foot of footprint and are also more labor-intensive to work on.
- Material
- Architectural asphalt shingle, standing-seam metal, or tile/slate — each has a very different installed cost per roofing square, reflected directly in the estimate.

A 2,000 sq ft footprint at a medium (4:12–7:12) pitch adjusts to about 2,300 sq ft of actual roof surface — 23 roofing squares. In architectural asphalt shingle at $350–$580 per square installed, that's roughly $8,050–$13,340 total.

This estimate assumes a straightforward tear-off and replacement on an accessible roof. Cost rises for multiple layers of existing shingles that must be removed, complex rooflines with many valleys and penetrations, and repair or replacement of underlying decking discovered during tear-off. Footprint area (the building's outline from above) is what homeowners typically know or can measure. The pitch adjustment converts it to actual roof surface area, since a steep roof has significantly more surface than its footprint suggests.
Does this estimate include tear-off of the old roof?+
The per-square material rates reflect a typical installed cost including standard tear-off and labor. Removing multiple existing layers, replacing damaged decking, or unusually steep/high roofs can add cost beyond this baseline — see the full cost guide for details.
How do I find my roof's pitch?+
Pitch is expressed as inches of vertical rise per 12 inches of horizontal run (e.g., 6:12). If you don't know it, a rough visual comparison to the pitch categories — flat, moderately sloped, or steep and hard to walk on — is usually enough for a preliminary estimate.
